A selection of landmark projects where ANHYDRITEC screeds delivered programme, performance and lower-carbon outcomes.
FD — New Build Bungalows, St Austell (CS053)
Location: St Austell, Cornwall
Date: June 2021
Product: Gyvlon FD
Installer: Smooth-Flow
Application: New build executive bungalows on the site of an old Cornish tin mine
Four luxury bungalows built on the site of an old Cornish tin mine, with the original smelting chimney rebuilt and UFH installed beneath the screed. Approximately 480 m² of Gyvlon FD was specified to meet a demanding programme. The faster-drying screed kept the build on schedule across stone-fronted and block-built units.
Thermio & SoundBar — New Build Hotel, Salcombe (CS046)
Location: Salcombe, Devon
Date: May 2021
Product: Gyvlon Thermio & Gyvlon SoundBar
Installer: Lidstones
Application: New build hotel and refurbishment of existing building
Following tidal damage, the Salcombe Hotel redevelopment created a new 50-bed hotel and 10 luxury apartments across timber-frame and concrete construction. Around 1,800 m² of Gyvlon Thermio and SoundBar was specified for UFH performance and acoustic separation. The pour completed without cracking or stability issues.
Conversion of a former Frankie & Benny's into two fast-food outlets required a thin, fast levelling screed after new services were installed. Gyvlon Excelio was bonded from 15–30 mm across 450 m². The floor was poured in a single morning and ready for following trades within 24–48 hours.
Prince Henry's High School in Evesham needed a new teaching block back in use quickly, with floor finishes required just 4–6 weeks after screed install. Gyvlon FD was supplied by Flowmix to Central Flow Screed across 1,600 m² overall. Floor coverings were applied after just four weeks.
Application: Private residential development — 47-floor high-rise
A 47-storey residential tower at Elephant and Castle required Gyvlon Thermio pumped over 20 floors, with XTR specified elsewhere. 35,000 m² of screed was delivered on a 50 mm floating floor over insulation. The thinner screed depth improved insulation depth and UFH performance with guaranteed thermal output.
Application: Refurbishment — historic building to office complex
Refurbishment of a historic Derby building into a new office complex for Derby City Council, where the existing floor was in poor repair and the architects placed restrictions on floor build-up. Gyvlon XTR was selected for its strength (C35/F7) and shallow 40 mm install depth. 11,000 m² was successfully delivered.
Excelio — High-Rise Apartments, Carolyn House (CS003)
Location: Croydon, Surrey
Date: 16th July 2018
Product: Gyvlon Excelio
Installer: TCS Screeding
Application: High-rise apartments
Carolyn House required an SR1 thin floor finish across 25,000 m² of high-rise apartments — without insulation in the build-up. Gyvlon Excelio was fully bonded at just 15 mm. The ultra-thin screed delivered an excellent SR1 finish ready for follow-on trades.
Application: Former BBC building — change of use to offices and workshop
The client wanted a thin, level, jointless floor across a former BBC building being converted to offices and a workshop. Ready-mix Gyvlon Excelio was bonded at an average depth of 20 mm across 850 m². It was poured and finished in one morning, with foot traffic the next day and a major cut in embodied carbon.
A luxury development of two £1m houses needed a quick turnaround so the buyers could move in early. Gyvlon ECO FD was installed at 40 mm over Kingspan insulation with water-fed UFH across 240 m². Drying times were halved, letting floor coverings go down a month early and cutting the overall build time.
Application: Refurbishment — early 19th-century mill to apartments
Brownsfield Mill, an 1825 room-and-power mill, was being converted by Urban Splash into wide dual-aspect apartments while retaining original timber, cast iron and brickwork. Gyvlon ECO at 42 mm was laid over a Lewis Deck on an acoustic layer across roughly 6,000 m². The thin, lightweight build-up preserved ceiling heights while delivering acoustic performance.
An existing office building on Elland Road was being converted into apartments after raised access flooring was stripped out, leaving a tricky level-match to the stairwells. Gyvlon ECO was laid 50 mm thick on 100 mm insulation across 1,950 m². Each 650 m² floor was completed in a day, with follow-on trades back at 48 hours.
A housing project needed a faster-drying screed over a Lewis metal decking system on a first floor, hitting a strict six-week deadline. Gyvlon XTR FD was specified across 150 m² for its compatibility with Lewis Deck. The floor was dry and ready for coverings after just 28 days.
A former office building on East Parade is being converted into 100+ self-contained student studios with shared kitchens, study, recreation and laundry areas. Gyvlon Thermio MAX FD E2C was installed unbonded at 10 mm over 16 mm UFH pipes, giving a 26 mm minimum screed thickness. The result was a sustainable brownfield reuse with fast drying, strong heat transfer and underfloor cooling capability.
